Protect your property titleWhy protect your property if the property title is yours and you have even taken title insurance when you bought the property?

Recently some property owners have found they didn’t own their property anymore. Crooked attorneys and thieves have found a way to transfer the title of your property several times through corporations and put a mortgage on your property.
Costarican notaries have “fe pública”, public faith, and can therefore say that the thieves’ signature is yours.


It doesn’t matter if you own a building lot or a house, the system is the same. Most property owners never check the title of their property. Property Guard will do it for you and for a very low fee. Especially those who own land where they never go to or even a condominium they never use or rent out, should be careful and do a continuous title check.


Title insurance protected your title at the time of purchase of the property. But when your title is transferred by crooked parties, your title insurance will not save you from losing your title.

Property Guard offers a twice a month title check at $99/year and will send you a report by email. If anything shows that is not savvy, we’ll flag it so you can contact your attorney immediately. That way you’ll have time to stop any fraud with your property right away.

We do our title check on-line through the official National Register website and will show you in a report if your property is still in your name (or corporation’s name) and will flag any problems. Please see below a sample:

The supposedly secure property records at the Registro Nacional are under daily attack.  Computers make up what amounts to a virtual vault, securely holding titles to trillions of dollars of Costa Rican properties.  Paperwork and other computers are the attackers commanded by crooks stealing the assets of others.

An amazing scam unfolded in the past two weeks. Events surprised the buyer as well as the owner of a unique beach view property.
Quick thinking and a nearly unknown legal maneuver locked and saved the property before the Registro Nacional closed Friday even though the institution again refused to take immediate administrative action in a suspected property fraud case.
